That, having regard to its excessive size, height and bulk, the proposed new house would result in an intrusive form of development which would be detrimental to the streetscene and would detract from the character and visual amenity of the area which lies within the Chilterns Area of Outstanding Natural Beauty. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1, C2 and H5. That, having regard to its excessive size and height and its relationship with the adjoining dwelling Hannington, the proposal would also result in an unneighbourly form of development which would be overbearing and oppressive to Hannington and detract from the residential amenities currently enjoyed by the occupiers of that dwelling. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12.
