Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That notwithstanding any indications as to these matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the entrance wall and gates.
Reason: To ensure that the details of the development are satisfactory.
That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and planting on the land, and details of any to be retained, together with measures for their protection in the course of development.
Reason: To protect local amenities.
That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the erection of any fencing; and any other trees or plant which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be repalced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To help to assimilate the development into its surroundings.
That no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority a scheme of surface water drainage; thereafter the surface water drainage work shall be carried out and completed in accordance with the approved scheme prior to the first use of the access.
Reason: In the interests of public health and to avoid pollution.
That prior to the commencement of any work in connection with the access hereby permitted a detailed plan indicating the extent and specification of footpaths and traffic calming measures along the access road to Station Road shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the footpaths and traffic calming measures shall be provided in accordance with the approved specification prior to the first use of the new access.
Reason: In the interests of highway safety and convenience.
That prior to the commencement of any work in connection with the access hereby permitted the junction with Station Road shall be improved in accordance with details which shall have previously been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of highway safety and convenience.
That the existing Reading Road and Newtown Road access points to Perpetual Park shall not be closed to vehicular traffic.
Reason: To help the distribution of traffic in accordance with the details contained within the applicant's Transport Impact Assessment.
That the access hereby permitted shall be formed, laid out and constructed strictly in accordance with the approved plan and the attached specification.
Reason: In the interest of highway safety and convenience.
