That the proposal would result in the loss of an important garden and open space and an undesirable consolidation of development at the edge of the village of Watlington which would detract from the character and appearance of the Watlington Conservation Area. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1, Con 10, Con 15 and H5. That having regard to the location of the access and the inadequate level of visibility the proposal would be detrimental to the safety and convenience of users of the public highway. As such the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G10 and H5.
