Conditions / Refusal Reasons
That having regard to the size, bulk and form of the extension, the proposal would result in an inappropriate form of development which would add significantly to the amount of built development on the site and would result in an increase in the level activity, noise and disturbance in the rural area. As such the development would be detrimental to the character and amenity of this part of the Chilterns Area of Outstanding Natural Beauty. The development would therefore be contrary to Oxfordshire Structure Plan 2011, particularly policies G1, G2, G5, EN1 and EN4 and the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G5 C1 and C2. That having regard to its location in close proximity to the adjoining dwelling, Laundry Cottage, the proposal woudl result in an unneighbourly form of development which would be overbearing, oppressive and overlook Laundry Cottage and thereby detract from the residential amenities currently enjoyed by the residents of that dwelling. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy G8.
