Conditions / Refusal Reasons
That approval of the details of the landscaping of the site shall be obtained from the Local Planning Authority in writing before any development is commenced. Reason: As the application is not accompanied by details of landscaping.

That application for approval of the landscaping details shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the development hereby permitted shall be begun either before the expiration of five years from the date of this permission, or before the expiration of two years from the approval of the landscaping details, whichever is the later. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development or demolition works shall be commenced until protective fences which conform to British Standard 5837:1991 have been erected around existing trees and hedges on the site. Until the development has been completed these fences shall not be removed and the protected areas shall be kept clear of any building, plant, material, debris and trenching. The ground levels shall be maintained in these areas and entry shall be restricted to approved arboricultural or landscaping works to be agreed with the Local Planning Authority prior to work commencing. Where works encroach within any protected area, any excavation should be made by hand and any root pruning necessary should be implemented by a qualified tree surgeon in accordance with British Standard 3998. Prior notice of such works shall be given to the Local Planning Authority. Reason: To safeguard existing trees and hedges.

That notwithstanding any indications as to those matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roofs of the building. Reason: To ensure that the details of the development are satisfactory.

That the development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory.

That the new accommodation shall only be occupied and used in connection with the occupation and use of Flint House as a Convalescent Home and shall not be occupied or used separately therefrom. Reason: The separate use of the building would be likely to result in additional traffic movements and increased noise and disturbance.

That prior to the first occupation of the building the parking spaces shown on drawing no. 49A/1A shall be provided and shall thereafter be retained unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure adequate parking is provided.

That prior to the commencement of the development details of any external lighting shall be submitted to and approved in writing by the Local Planning Authority and the lighting shall only be provided in accordance with the approved details. Reason: To protect the character and amenity of the Chilterns Area of Outstanding Natural Beauty.

That no soakaways shall be constructed such that they penetrate the water table, and they shall not in any event exceed two metres in depth below existing ground level. Reason: To prevent pollution of groundwater.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health.

That prior to commencement of any work in connection with the development hereby permitted details of the slab levels of the building shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall not proceed other than in accordance with the approved details. Reason: To ensure that the development is not unneighbourly.
