Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That, notwithstanding the details shown on drawings BH/003 Rev A and
BH/004 Rev A, the walls on the eastern elevation of the outbuilding
shall be constructed of brick and dark stained weatherboarding and
shall thereafter be retained as such.
Reason: To ensure that the details of the development are satisfactory.
That the materials to be used for the making good of the walls and roofs
shall be of the same colour, type and texture as those used on the
existing building.
Reason: To ensure that the details of the development are satisfactory.
That samples of the materials to be used for the external walls and roof
of the carport shall be submitted to and approved in writing by the
Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows (including rooflights),
external doors and rainwater goods has been submitted to and
approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the provisions of the Town and Country Planning
General Permitted Development Order 1995 (or any order revoking or
re-enacting that Order) no additional windows or doors shall be
inserted in the building (except any that may be included on the plans
hereby permitted) unless planning permission has been granted by the
Local Planning Authority on a formal application submitted for such
development.
Reason: To ensure that the development is not unneighbourly and to
safeguard the character of the area.
That the additional living accommodation hereby permitted shall be
occupied and used only in connection with and ancillary to the occupation
and use of the existing property Barn House as a single dwellinghouse,
as specified in the application, and shall not be occupied or used
separately therefrom.
Reason: As the separate occupation of the accommodation would represent
an undesirable sub-division of the property and result in
inadequate standards of amenity and privacy.
That existing ground levels on the site shall not be raised.
Reason: To prevent the increased risk of flooding due to impedance of
flood flows and reduction of flood storage capacity.
That no spoil or materials shall be deposited or stored on that part of
the site lying within the area of land liable to flood as shown on maps
held by the Environment Agency.

That the refurbishment of the existing outbuilding shall be carried out
in accordance with the schedule of works accompanying the Agent's
letter dated 25 August 1999, unless otherwise agreed in writing by
the Local Planning Authority.
Reason: To ensure that the work is carried out in accordance with
the submitted information as a refurbishment of the existing
building and in line with the Council's adopted planning policies.
