Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That this permission is granted as a renewal of the earlier conditional
planning permission granted on 6 December 1989 under application
reference P88/S0943, as amplified by agent's letter dated 22 December 1988
with accompanying drawing nos. 88.12/C1 and D1A and renewed on
16 December 1994 under application reference P94/S0628/R, and subject
to the conditions hereby imposed.
Reason: As the application seeks renewal of the earlier conditional
planning permission and is not accompanied by detailed plans and
specifications.
That samples of the bricks to be used for the external walls of the
dwelling shall be submitted to and approved in writing by the Local
Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory
and to safeguard the character and appearance of the
Whitchurch-on-Thames Conservation Area.
That the roofs shall be covered with plain clay tiles a sample of which
shall first have been submitted to and approved in writing by the Local
Planning Authority before the development commences.
Reason: To ensure that the details of the development are satisfactory
and to safeguard the character and appearance of the
Whitchurch-on-Thames Conservation Area.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, external doors,
rainwater goods and means of ventilation has been submitted to and
approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory
and to safeguard the character and appearance of the
Whitchurch-on-Thames Conservation Area.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character and appearance of the
Whitchurch-on-Thames Conservation Area.
That the means of access between the land and the highway shall be
taken only to and from the access drive serving Walliscote Lodge,
as specified on the application, and no other means of access
whatsoever shall be formed or used between the land and the highway.
Reason: In the interest of highway safety and convenience.
That the means of access referred to in Condition 7 above shall be formed,
laid out, constructed and completed before any other development
commences.
Reason: In the interest of highway safety and convenience.
That notwithstanding any indication on drawing no. 88.19.D1A
accompanying application P88/S0943, a scheme for the treatment of the
boundary between the site and The Old Rectory shall be submitted to
and approved in writing by the Local Planning Authority before the
development commences, and such scheme shall comprise of either a
hedge, a brick wall or some other means of enclosure; and the agreed
scheme shall be carried out and completed before the dwelling is
occupied.
Reason: To ensure that the details of the development are satisfactory
and to safeguard the character and appearance of the
Whitchurch-on-Thames Conservation Area.
