Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That, no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority, a detailed schedule for both phases of the repairs, refurbishment and alterations to the Coach House, Tea Room, Dairy and Game Larder including an enlarged drawing of the alterations to the loggia and the enlargement of the window in the east elevation of the Coach House; thereafter the repairs, refurbishment and alterations shall be carried out in accordance with the approved schedule. Reason: To safeguard the architectural and historic character of the buildings. That no development shall commence on the buildings until there has been submitted to and approved in writing by the Local Planning Authority a schedule of all materials (with samples where appropriate) for the making good of the exterior surfaces of the buildings; thereafter the development shall be carried out in accordance with the approved schedule. Reason: To safeguard the architectural and historic character of the buildings. That no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority a detailed specification of the type, design and finish of all windows, external doors, ventilation and extraction equipment and rainwater goods. Thereafter the development shall be carried out in accordance with the approved specification. Reason: To safeguard the character and appearance of the buildings. That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping for the area lying immediately to the west of the Coach House and the courtyard area serving the game larder and dairy. Reason: To help to assimilate the development into its surroundings. That all hard landscaping and all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the first use of the Coach House as a visitor centre or the dairy, game larder and tearooms for Class B1 office use, and any trees, shrubs or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings. That the development to which this permission relates shall not be exercised in addition to or in combination with, any part of the development permitted under reference P98/S0376. Accordingly this permission shall be an alternative to the previous permission so that either and not both may be implemented. Reason: To prevent the inappropriate development of the site by the implementation or partial implementation of both permissions.
