Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That the flint to be used, samples of which shall be submitted and approved in accordance with condition 2 above, shall be laid in traditional manner. Reason: To ensure that the details of the development are satisfactory. That the bricks to be used, samples of which shall be submitted and approved in accordance with condition 2 above, shall be laid using a Flemish Bond. Reason: To ensure that the details of the development are satisfactory. That development shall not begin until a detailed specification of the type, design and external finish of all windows, rainwater goods and means of ventilation has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the development into its surroundings. That no goods, plant or machinery (including motor vehicles) shall be stored, repaired, operated or displayed in the open without the prior permission in writing of the Local Planning Authority. Reason: To protect local amenities. That, notwithstanding the indications given in the application, a revised parking layout shall be submitted to and approved in writing prior to the commencement of the development hereby permitted. The revised parking area shall allow for the planting of some trees along the western boundary of the site in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority pursuant to condition 6 above. The development shall not be occupied until the approved revised parking area has been laid out and such parking area shall thereafter be kept permanently available for the use by employees and visitors to the building hereby permitted. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the wall along the eastern boundary of the site shall be retained at a height of not less than 2 metres. Reason: To ensure that the development is not unneighbourly.
