Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the brick plinth of the conservatory
shall be of the same colour, type and texture as those used on the
existing dwelling.
Reason: To secure a satisfactory appearance.
That the materials to be used for the external walls and roof shall be of
the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That no site works or clearance shall be commenced until protective
fences which conform with British Standard 5837:1991 have been
erected around the Sycamore trees. Until the development has been
completed, these fences shall not be removed and the protected area
is to be kept clear of any building, plant, material, debris and
trenching, with the existing ground levels maintained, and there shall
be no entry to that area except for approved arboricultural or landscape
works to be agreed with the Local Planning Authority prior to work
commencing. Where works encroach within the protected area, any
excavation should be by hand and any root pruning necessary should be
implemented by a qualified tree surgeon in accordance with British
Standard 3998. Prior notice of any such works shall be given by
the Local Planning Authority.
Reason: To safeguard the existing trees within the site.
