That, having regard to their size, bulk and design, the extensions would dominate the existing dwelling and would be detrimental to its character and appearance. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12. That, having regard to their size, proximity to the eastern boundary and to the insertion of a fire door leading to an enclosed area of flat roof, the extensions would be harmful to the amenity of neighbours by reason of their overbearing appearance and loss of privacy. As such the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12.
