That, having regard to the limited size of the unit, and its relationship with neighbouring properties the proposal would be detrimental to the amenity of neighbouring residents by reason of noise, smells and general disturbance. The Local Planning Authority is of the opinion that the information submitted with the application has failed to demonstrate that these problems can be satisfactorily addressed. As such the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan particularly policy G7.
