Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That no development shall take place until samples of all the materials to be used in the construction of the dwelling hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall be carried out in accordance with the approved details. Reason: To ensure that the materials used for the dwelling are in keeping with the character of the area. That no development shall take place until plans and particulars relating to both hard and soft landscaping of the site (including fences, walls, hard surfacing materials, minor artefacts and structures) have been submitted to and approved in writing by the Local Planning Authority. The landscaping shall take place within 12 months of the commencement of the development and shall thereafter be maintained in accordance with the approved scheme. Reason: To ensure the landscaping of the site is in keeping with the character of the area, and to help assimilate the development into its surroundings. That notwithstanding the provisions of Article 3 of, and Classes A,C,D,E,F,G,H of Part 1 and Class A of Part 2 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that order) no development within classes A,C,D,E,F,G,H of part 1 and Class A of part 2, of schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal applicatgion in respect thereof. Reason: To protect local amenities and ensure the development in respect the character of the Watlington Conservation Area. That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors, means of ventilation and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the brick to be used for the walls, shall be laid in a Flemish bond, and with a traditional lime mortar mix. Reason: To ensure that the details of the development are satisfactory.
