That having regard to its excessive size and bulk and to its relationship with the adjoining property, 2 Arch Cottages, the proposed extension would represent an incongruous inappropriate form of development which would dominate the existing dwelling and fail to respect its modest character and appearance. Furthermore the extension would be detrimental to the amenity of 2 Arch Cottages on account of its oppressive and overbearing appearance. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12.
