Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important. That the walls of the garden store shall be clad in horizontal dark stained timber boarding with side hung dark stained timber doors and shall thereafter be retained as such. Reason: To ensure that the details of the development are satisfactory. That the materials to be used for the roof of the garden store shall be of the same colour, type and texture as those used on the existing dwelling. Reason: To ensure that the details of the development are satisfactory. That the two existing accesses on the north western boundary of the site shall be permanently closed by the planting of a mixed hedge within 12 months of the commencement of the development. The species and mix of the hedge shall be agreed in writing prior to the commencement of the development. In the event of any of the hedge so planted dying or being seriously damaged or destroyed within three years of the completion of development, a new plant be planted and properly maintained. Reason: To safeguard the character of the area.
