That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences and the materials used shall be in accordance with the approved specification. Reason: To ensure that the details of the development are satisfactory. That the garage doors shall be constructed with vertical dark stained timber boarding. Reason: To ensure that the details of the development are satisfactory. That the building shall be used only for the purposes specified in the application, for purposes incidential to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy. That no development shall take place until details of the foundations of the garage building hereby approved have been submitted to and approved in writing by the Local Planning Authority and thereafter the foundations shall be constructed in accordance with the approved specification. Reason: To safeguard the trees which lie in close proximity to the garage building and are visually important. That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important.
