Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That the existing hedge on the eastern boundary between the dwelling and Riffleman Cottage shall be protected whilst development operations are in progress. Excavations for the new garage immediately adjacent to the hedge shall be by hand only and any root pruning necessary should be implemented by a qualified tree surgeon in accordance with British Standard 3998. Any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To safeguard the existing hedge planting.
