That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roof. Reason: To ensure that the details of the development are satisfactory. That prior to the first use of the building the existing workshop building and container workshop shown on the drawing accompanying the letter from the Agent dated 9 April 1999, shall be demolished and be removed from the land. Reason: The proposed building is intended as a replacement for the existing building and storage unit and their removal would enhance the character and appearance of the area. That the building shall be occupied and used only in connection with the existing business on the site, which includes forestry, forestry contractor's and tree surgeons yard and the manufacture and sale of wooden articles and structures, and shall not be occupied or used separately. Reason: To safeguard the character of the area. That prior to the commencement of the development details of the slab level of the building shall be submitted to and approved in writing by the Local Planning Authority and the building shall be constructed in all respects in accordance with the approved details. Reason: In view of the differences in the level of the site and to protect local amenities.
