That, by virtue of its size and prominent location, the retention of
the potting shed would constitute an obtrusive and inappropriate
form of development and, having regard to other development on
the site, the potting shed would represent an overdevelopment of the
site. As such, the proposal would be detrimental to the character
and appearance of this part of the Chilterns Area of Outstanding
Natural Beauty and would be contrary to the provisions of the South
Oxfordshire Local Plan, particularly policies G8 and C2.
That in dismissing an appeal against refusal of planning permission
for a triple garage, potting shed and studio, the Inspector appointed
to determine the appeal concluded that 'the potting shed, although
small in absolute terms, would have a cumulative impact on the
existing balance between built development and natural landscape
in this locality which prejudice the achievement of those policies
which attach a high priority to the protection of the natural
landscape in AONBs' and circumstances have not changed substantially
to justify a different conclusion.
