That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That, prior to the commencement of any work in connection with the tennis courts hereby permitted, details of the surface materials and finish shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the surfacing materials and finish shall not be changed without the prior written agreement of the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the levels of the tennis courts and surrounding land shall be as shown on drawing no 240/RC 2 unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the use of the tennis courts hereby permitted shall be limited to residents of Wyfold Court and the dwellings in the Estate grounds and their guests only. Reason: To avoid the introduction of a commercial use with its attendant traffic. That the existing trees and hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area.
