That having regard to its location and the proximity of residential
properties and to the limited area around the building, the use
of the building for the restoration of motor vehicles would be likely
to give rise to noise and disturbance to these properties and
would be detrimental to the residential amenities of the occupiers
of those properties and thereby the character of the Henley-on-Thames
Conservation Area. As such, the development would be contrary
to the adopted South Oxfordshire Local Plan, particularly policies
G1, CON8 and E6.
