That having regard to their excessive size and bulk and to their inappropriate details of design, the proposed dormer windows would be detrimental to the modest character and appearance, and would fail to respect the duality of design of this pair of semi-detached properties. Therefore the proposed development would represent an incongruous and inappropriate form of development which would be detrimental to visual amenity of the area which lies within the Chilterns Area of Outstanding Natural Beauty. As such the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies C2 and H12.
