Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That the living accommodation hereby approved shall only be occupied by staff directly employed at the French Horn Hotel. Such accommodation shall not be occupied or used separately therefrom or used as guest accommodation. Reason: Given the special circumstances of the case, the Local Planning Authority wish to ensure that adequate staff accommodation is retained at all times. That the staff accommodation shall not be occupied until the parking provision has been constructed, surfaced and laid out, as shown on drawing no. 1879/01F; and such parking provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the land drain from the paddock to the flood compensation area shall have adequate capacity to allow the free flow of flood waters in to and out of the flood storage area. The applicant shall ensure that the land drain is maintained in working condition thereafer. Reason: To ensure the flood compensation area can operate effectively in preventing increased flood risks in the area. That prior to the commencement of the development, details of the finished floor levels shall be submitted to and approved by the Local Planning Authority. The scheme shall be completed in accordance with the approved details. Reason: To ensure that the development is subject to minimum risk of flooding.
