Conditions / Refusal Reasons
That the development would be contrary to the general, environmental
and housing policies of the approved Structure Plan for Oxfordshire,
particularly policies G1, G2 and EN1 and the Council's adopted
South Oxfordshire Local Plan particularly policies G1 and H4. The
site lies beyond the built-up area of Sonning Common, adjacent to
open countryside and the Chilterns Area of Outstanding Natural Beauty.
The proposal would result in an undesirable and intrusive consolidation
of the built-up appearance of the site, detracting from the
character and visual amenities of the area. The justification submitted
in support of the application would not warrant any departure from
the planning policies of the Local Planning Authority.
That the proposed redevelopment of the site for residential purposes
would result in the loss of a site which is currently available
for use by employment generating development and in particular by
service trades. Therefore, the development would be contrary to
the provisions of the Council's adopted South Oxfordshire Local Plan,
particularly policy E8.
