Planning Permission on 22nd February 1999
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roofs of the dwelling and garagage shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That no development shall commence until all existing buildings within the site have been demolished and the materials therefrom removed from the land. Reason: To safeguard the character of the area. That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflights shall be constructed in the north and south (side) elevation of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly. That, prior to the commencement of any work in connection with the development hereby permitted, details of the slab level of the dwelling shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall not proceed other than in accordance with the approved details. Reason: To ensure that the development is not unneighbourly and that the dwelling has a satisfactory appearance in the streetscene.
