That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the existing trees and shrubs along the northern (front) and western (side) boundaries shall be retained and properly maintained and that any plant which may die or be seriously damaged or destroyed within five years of the completion of the development shall be replaced and the replacement properly maintained. Reason: To safeguard the trees and hedges which are visually important.
