That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Thereafter the materials used shall not be other than that approved. Reason: To safeguard the character of the area. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory. That prior to the first use of the building hereby permitted the horizontal timber boarding used to clad the walls shall be treated, details of which shall first have been submitted to and approved in writing by the Local Planning Authority, and shall thereafter be retained as such. Reason: To ensure that the details of the development are satisfactory. That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and roof lights has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the garage doors, shall be side hung and constructed with vertical timber boarding and shall thereafter be retained as such. Reason: To ensure that the details of the development are satisfactory. That the building hereby permitted shall be used only for purposes specified in the application, for the storing of cars and purposes incidental to the occupation of Folly Cottage and the building shall not be used as habitable accommodation or for any commercial/ business purpose. Reason: To accord with the policy of the Local Planning Authority and to safeguard the character of the area.
