Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the natural stone to be used for the new walls shall be of the same
colour, type and texture and shall be laid and pointed in the same manner
as the natural stone which has been used in the construction of the
existing walls. A sample panel of which shall be available on site prior
to the commencement of construction of the new walls.
Reason: To ensure that the details of the development are satisfactory.
That the natural stone to be used in the construction shall be laid with
a traditional lime mortar mix.
Reason: To ensure that the details of the development are satisfactory.
That no site works or clearance shall be commenced until protective fences
which conform with British Standard 5837:1991 have been erected around the
existing trees. Where the British Standard cannot be adhered to, the
revised distances shall be approved by the Local Planning Authority on
site, prior to the commencement of any site works. Until the development
has been completed, these fences shall not be removed and the protected
areas are to be kept clear of any building, plant, material, debris and
trenching, with the existing ground levels maintained, and there shall be
no entry to those areas except for approved arboricultural or landscape
works to be agreed with the Local Planning Authority prior to work
commencing. Where works encroach within any protected area, any excavation
should be by hand and any root pruning necessary should be implemented in
accordance with British Standard 3998/1989. Prior notice of such
works shall be given to the Local Planning Authority.
Reason: To safeguard the existing trees and planting to be retained within
the site.
That two "Heavy Standard" trees (1 Oak and 1 Lime) shall be planted in a
position to be agreed with the Local Planning Authority, prior to the first
use of the new access.
Reason: To help assimilate the development into the surroundings, and
to replace existing trees on site.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
