That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That samples of the materials to be used for the roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the new rooflights shall be conservation type and so retained. Reason: To ensure that the details of the development are satisfactory. That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing east and west. Reason: To ensure that the development is not unneighbourly. That the garage accommodation shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the stonework to be used in the development shall be pointed using a lime based mortar mix. Reason: To ensure that the details of the development are satisfactory. That prior to the commencement of the development hereby approved, ventilation details shall be submitted to and approved by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That prior to the commencement of the development hereby approved, an enlarged detailed drawing of the proposed rear dormer shall be submitted to and approved by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory.
