Conditions / Refusal Reasons
That approval of the details of the design and external appearance of the building(s) and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced. Reason: As the application is not accompanied by details of these matters.

That application for approval of the reserved matters shall be made to the Local Planning Authority before the expiration of 3 years from the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the development to which this permission relates shall be begun not later than whichever is the later of the following dates: (a) the expiration of five years from the date of this permission; or (b) the expiration of two years from the final approval of the reserved matters, or, in the case of approval on different dates, the final approval of the last such matter to be approved. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

The site shall be developed by the erection of a two storey building only not exceeding 1,150 sq metres of gross external floorspace. Reason: To protect local amenities and relate satisfactorily to adjacent development.

That the existing trees which are the subject of tree preservation orders on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important.

That a scheme for the comprehensive landscaping of the site, including the planting of live trees and shrubs, the treatment of any new hard surfaces including the access road and of all property boundaries (see landscape guidance note No 2 attached) shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development. The submitted scheme shall indicate the crown spread of any retained tree and the location of services in relation to retained trees. Reason: To help to assimilate the development into its surroundings.

That the whole of the roads and footpaths shown on layout plan 08D ccompanying the application, and all surface water drainage works, be laid out and constructed in accordance with a specification to be agreed with, and in all respects to the satisfaction of, the Local Planning Authority. Reason: In the interests of highway safety and convenience.

That provision shall be made within the site for safe and secure parking of cycles in a position to be agreed in writing with the Local Planning Authority prior to occupation of the building. Reason: To ensure satisfactory provision for cycles is made at the site.

That the parking provision shall be as shown on the deposited drawing, reference 08D all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.

That prior to occupation of the building a footway and cycleway link shall be provided from the pedestrian link in the retaining wall on Thame Park Road to the front of the building, details of which shall first be agreed in writing with the Local Planning Authority. Reason: To provide safe and convenient access to the building.

That the external walls and roofs be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health.
