Conditions / Refusal Reasons
The garage building shown on plan 9935/001A and located to the south of the premises shown to be occupied by Suire Uk Ltd shall be demolished, and the materials removed from the land, within one month of the date of this permission. Reason: To protect the visual amenity of the locality and secure satisfactory comprehensive development.

That the existing hedge along the whole of the north east boundary of the land shall be retained and properly maintained at a height of not less than 2 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings.

That the land be used only for the storage of machinery, plant, equipment and vehicles associated with the use of the buildings at Rycote Lane Farm and defined within the area of the planning permission ref. P87/N0944, as shown on the plan P87/N0944/A attached hereto. Reason: Because permission is given in special circumstances and development of the land other than for the reasons contained in the application would be contrary to the proper planning of the locality.

A detailed scheme for the landscaping of the site, including the planting of live trees and shrubs, the provision of boundary fencing and screen walling shall be submitted to and approved by the Local Planning Authority within three months of the date of this permission. The scheme shall include for the provision of screen bunds measuring at least six metres in width on the north east and south east boundaries of the land, for a bund of 4 metres in width on the boundary with the site access and for the re-modelling of the existing bund on the north west boundary of the land. The scheme shall be based on the structural scheme submitted with the application on plan 9935/001A. Reason: To help assimilate the development into its surroundings.

The landscape scheme approved in accordance with Condition 4 shall be implemented by 31 December 2000 and shall thereafter be maintained in accordance with the approved scheme. In the event of any trees or shrubs so planted dying or being seriously damaged or destroyed within a period of 5 years from the implementation of the scheme, new trees of shrubs of equivalent number and species shall be planted and thereafter maintained, unless otherwise agreed by the Local Planning Authority. Reason: To help assimilate the development into its surroundings.

No external lighting shall be installed on the site unless in accordance with details which shall have been submitted to and approved by the Local Planning Authority. Reason: To safeguard the character of the area.
