Conditions / Refusal Reasons
That the proposal would be contrary to policies CON8, CON10 and CON14 of the adopted South Oxfordshire Local Plan. The proposal would result in the permanent loss of an historic medieval burgage plot which contributes to the character of this part of Thame. Furthermore having regard to the size and bulk of the proposed dwelling it is considered that the development would be out of character with its surroundings and would neither preserve nor enhance the character of the Thame Conservation Area. That the proposal would be contrary to policies G1 and H4 of the adopted South Oxfordshire Local Plan. Having regard to the size of the dwelling proposed with a floorspace exceeding 300 sq m, it is considered that the proposal would appear unacceptably cramped on the site. In particular the excessive length of the south east elevation of the proposed dwelling which would be in close proximity to properties in North Street, would be an unneighbourly and intrusive form of development, detracting from the standard of residential amenities enjoyed by the occupiers of those properties. In addition the proximity of the proposed dwelling to No 6A North Street would result in the occupiers of this bungalow being overlooked and similarly suffering a loss of privacy and residential amenity. That the proposal would be contrary to policy G10 of the adopted South Oxfordshire Local Plan. The proposal would result in the undesirable intensification in the use of a sub-standard access lacking adequate visibility which would be detrimental to the safety of pedestrians using the public highway.
