That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory. That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard trees which are visually important. That all the new rooflights shall be conservation type and retained. Reason: To ensure that the details of the development are satisfactory. That the weatherboarding to be used for the external walls of the garage shall be dark stained and retained. Reason: To ensure that the details of the development are satisfactory. That no part of the finished ridge height of the new garage shall exceed 0.3 metres above the height of the existing stone boundary wall. Reason: To secure the proper planning of the locality. That details of the dome rooflights to the flat roofed part of the link extension shall be submitted to and approved by the Local Planning Authority prior to the commencement of the development hereby approved. Reason: To ensure that the details of the development are satisfactory. That details of the new gates to the road frontage shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory. That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory. That bonnet tiles shall be used for the roof hips. Reason: To ensure that the details of the development are satisfactory. That the garages and workshop building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such and for no other purpose whatsoever. Reason: To safeguard the character of the area.
