Conditions / Refusal Reasons
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the
north elevation of the dwelling other than those expressly authorised
by this permission.
Reason: To ensure that the development is not unneighbourly.
That except insofar as may be otherwise agreed by the Local Planning
Authority, all trees, shrubs and hedges on the land be preserved and
properly maintained and that in the event of any of the trees dying or
being seriously damaged or destroyed, a new tree or equivalent number
of trees, as the case may be, of a species first approved by the Local
Planning Authority, be planted and properly maintained in a position
or positions first approved by the Local Planning Authority.
Reason: To safeguard trees which are visually important.
That the existing trees on the land shall be protected whilst
development operations are in progress, in accordance with a scheme
to be first agreed in writing with the Local Planning Authority and
to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important.
That development shall not begin until a scheme for the disposal of
foul sewage has been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interests of public health and to avoid pollution.
That notwithstanding the details submitted with the application, a
scheme for the laying out, consolidation, surfacing and drainage of
'Green Lane' between the gated entrance of the private access road
and the edge of the site shall be submitted to and agreed in writing
with the Local Planning Authority before development commences.
The lane shall be in some way hardsurfaced prior to any development
commencing on the site.
Reason: To secure the proper planning of the locality.
That in all other respects the development shall be carried out
in accordance with the conditions imposed by the Planning Inspectorate
on the outline planning application ref P95/N0592/O.
Reason: To accord with the outline planning permission.
That prior to the occupation of the dwelling hereby approved, a 2 metre
high matching brick wall shall be erected along the joint boundary of the
site with no 58 Queens Road.
Reason: To ensure that the development is not unneighbourly.
