Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roof shall be of
the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the provisions of the Town and Country Planning
General Permitted Development Order 1995 (or any order revoking and
re-enacting that Order) the remaining garage accommodation shall be
retained as such and shall not be adapted for living purposes without
the prior grant of planning permission by the Local Planning Authority
on a formal application in respect thereof.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That three parking spaces shall be formed and laid out within the
site and shall be so retained and maintained.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That the extension hereby permitted shall remain as ancillary to the use
of the existing dwelling as one residential unit and shall not be
occupied separately.
Reason: As the separate occupation of the accommodation would represent
an undesirable sub-division of the property and result in
inadequate standards of amenity and privacy.
