Conditions / Refusal Reasons
That within three months of the date of this permission a woodland management plan shall be submitted to and approved in writing by the Local Planning Authority. The plan shall include details of maintenance of remaining trees and details of the new replacement planting. This new planting shall be implemented as approved within the next planting season and thereafter maintained in accordance with the approved scheme to the satisfaction of the Local Planning Authority. In the event of any of the trees so planted dying or being severely damaged or destroyed within 3 years, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings.

That the pond shall not be used for any commercial purposes whatsoever. Reason: To secure the proper planning of the locality.

That the existing fencing surrounding the pond shall be retained and maintained. Reason: To secure the proper planning of the locality.
