That approval of the details of the design and external appearance of the building(s) and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced. Reason: As the application is not accompanied by details of these matters. That application for approval of the reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the development hereby permitted shall be begun either before the expiration of five years from the date of this permission, or before the expiration of two years from the date of approval of the last of the reserved matters to be approved, whichever is the later. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the height of the new dwelling shall not exceed 7.5 metres. Reason: To ensure that the details of the development are satisfactory. That prior to the commencement of any development, the junction visibility and geometry with Lower Icknield Way shall be improved in accordance with the details shown on plan 309.1, and shall be so retained and maintained. Reason: In the interest of highway safety and convenience. That the access gates shall be set back six metres from the edge of the access road, in accordance with the details shown on plan 309.1, and the area in front of the gates shall be retained, maintained and kept available as a turning area. Reason: In the interest of highway safety and convenience. That three parking spaces and a turning area shall be laid out within the site so that vehicles can enter and leave the site in a forward gear, and such parking and turning spaces shall be retained thereafter. Reason: In the interest of highway safety and convenience. That the size and position of the new dwelling and garage shall be as shown on plan reference 309.1. Reason: To ensure that the details of the development are satisfactory. That prior to the commencement of the development, full details of the existing ground levels on the site and the damp proof course level of the proposed dwelling shall be submitted to and approved by the Local Planning Authority in writing. Reason: To ensure that the details of the development are satisfactory.
