Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roof of
the site office shall be as set out in the letter dated 21 January 1999
from R P Associates and subsequently agreed in writing by the Local
Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That the approved landscaping scheme (plan no 1063/4B) shall be
carried out in the first planting and seeding seasons following the
occupation of the buildings or the completion of the development,
whichever is the sooner; and any trees or plants which within a
period of 5 years from the completion of the development die, are
removed or become seriously damaged or diseased shall be replaced
in the next planting season with others of similar size and species,
unless the Local Planning Authority gives written consent to any
variation. The approved scheme will also be required to accommodate
a new footpath link to the Littleworth Road, approved as part of
application reference P97/N0851, and any amendments to the approved
scheme brought about by the provision of this footpath shall be
agreed in writing with the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That the new mobile homes shall not be occupied until the garaging
and parking provision has been laid out as shown on drawing 1235 A 02.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
The construction of the foul and surface water drainage system shall
be carried out in accordance with details submitted to and approved
in writing by the Local Planning Authority before the development
commences.
Reason: To prevent pollution of the water environment.
