That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the plain clay tiles to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That the windows to be inserted in the roof shall be conservation style, in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the existing trees and hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: to safeguard the character of the area. That the garage shall be constructed using piled foundations. Reason: To protect important trees and hedges. That the building hereby permitted shall be used only for the purposes specified in the application, for family room for the personal enjoyment of occupants of Yew Tree Cottage and the building shall not be used for any commercial or business purpose whatsoever. Reason: To secure the proper planning of the locality. That prior to the first use of the family room, four parking spaces shall be provided on the site in accordance with the plan accompanying agent's letter dated 18 March 1999, and shall be so retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.
