That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That notwithstanding the details accompanying the application the swimming pool rooflights shall be flush fitting with the roof, in accordance with details which shall first be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the extension hereby permitted shall remain as ancillary to the use of the existing dwelling as one residential unit and shall not be occupied separately. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy. That notwithstanding the details accompanying the application and notwithstanding the provisions of Article 3 of and Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no structures shall be erected within the garden area without the prior grant of planning permission from the Local Planning Authority. Reason: To protect the setting of the adjacent Listed Building. That the existing public footpath running through the site shall be fully re-instated within eight weeks from the date of this decision and shall not be obstructed at any time. Reason: To protect the public footpath network. That the extensions shall not be commenced until a professionally competent archaeological organisation, as approved in writing by the Local Planning Authority, has been commissioned to carry out a full watching brief during the period of construction works. The watching brief shall preserve by record any archaeological features which may arise in the course of works and shall include archaeological excavations where necessary and the retrieval of artefactual evidence. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site.
