Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That prior to the commencement of its use the means of access to which
this permission relates shall be formed, laid out and constructed
strictly in accordance with the specification of the means of access
attached hereto, Diagram A and all ancillary works therein specified
shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience.
That except for the formation of a new access, the existing hedge along
the frontage of the site between The Old School House and the new
access shall be retained at a height of not less than 1.5 metres.
Reason: To help to retain the character of the area.
That within three months of the first use of the new access, the
existing access shall be closed by the planting of a hedge of the
same species as the existing hedge, and the grass verge shall be
re-instated, all to be retained and maintained.
Reason: To protect local amenities.
