The development proposes the erection of a detached, self contained
dwelling in a semi rural location beyond the built-up area of the
settlement of Long Wittenham. As such, it would be out of character
with existing surrounding development and result in a consolidation
of isolated development which is visually detached from the settlement,
contrary to Policies H5 and H6 of the adopted South Oxfordshire Local
Plan.
That, having regard to the location of the proposals relative to the
adjoining Mobile Home Park and to the difference in land levels, the
development would result in mutual overlooking which would detract
from the residential amenity of occupants of existing and proposed
units, contrary to Policy H11 of the adopted South Oxfordshire Local
Plan.
