That, having regard to the size and position of the proposed extension
and its relationship to the nearby sycamore tree and the terrace of
properties to the north on The Street, the proposal represents an
unacceptable and oppressive form of development which would damage
the root system and jeopardise the future of the sycamore tree which
is protected by a Tree Preservation Order, and would detract from the
residential amenities of the occupiers of numbers 40, 42 and 44 The Street.
As such the proposal is contrary to policies G1, C16 and H12 of the
South Oxfordshire Local Plan.
That, having regard to the size of the extension and to the potential
increase in bedrooms from 4 to 5, the Council are not satified that
the 4 car parking spaces required for a property of this size can be
provided satisfactorily on the site or within the existing parking
court. As such the proposal would be contrary to policies G11 and
H11 of the South Oxfordshire Local Plan.
