Conditions / Refusal Reasons
That approval of the details of the siting, design and external appearance
of the building(s), the means of access thereto and the landscaping of
the site (hereinafter called "the reserved matters") shall be obtained
from the Local Planning Authority in writing before any development is
commenced.
Reason: As the application is in outline only and not accompanied by
detailed plans.
That application for the approval of the reserved matters referred to in
Condition 1 above shall be made to the Local Planning Authority not later
than three years from the date of this permission, and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the development to which this permission relates shall be begun not
later than whichever is the later of the following dates:
(a) the expiration of five years from the date of this permission; or
(b) the expiration of two years from the final approval of the reserved
matters, or, in the case of approval on different dates, the final
approval of the last such matter to be approved.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
That the dwelling shall not be occupied until the existing access to the
garage is permanently and effectively closed in accordance with a scheme
to be submitted to and approved by the Local Planning Authority.
Reason: In the interest of highway safety and convenience.
That, before development commences on construction of the dwelling, a
detailed site investigation to determine the degree and nature of any
contamination and any necessary remedial measures shall be undertaken
all in accordance with details submitted to and approved in writing
by the Local Planning Authority.
Reason: In the interests of public health and to avoid pollution.
