That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the Dorchester-on-Thames Conservation Area. That the brick walls shall be constructed in flemish bond. Reason: To safeguard the character and appearance of the Dorchester-on-Thames Conservation Area. That details of the designs, materials and external finishes of all external doors, windows, rooflights, eaves/fascias and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To safeguard the character and appearance of the Dorchester-on-Thames Conservation Area. That a detailed method statement/schedule of works for the dismantling, demolition, reconstruction and extension shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To safeguard the character and appearance of the Dorchester-on-Thames Conservation Area. That details of the surface treatment of the proposed drive shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Dorchester-on-Thames Conservation Area. That the bathroom window in the western elevation of the extension hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation. Reason: To ensure that the development is not unneighbourly. That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health. That except as otherwise agreed in writing by the Local Planning Authority those parts of the existing building shown to be retained on drawing ES-790 PO1 shall be retained. Reason: To safeguard the character and appearance of the Dorechester-on- Thames Conservation Area. That the ground floor of the building shall be constructed at least 47.000 metres above Ordnance Datum Newlyn. Reason: As the site is located within an area liable to flood.
