That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building. That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the brickwork to be used in the extension shall be pointed using a lime-based mortar mix. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the segmental arches over the proposed new windows and doorway shall be constructed to match those over the existing windows. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the bedroom window in the north facing elevation of the extension hereby permitted shall be glazed in obscure glass and fixed permanently shut prior to the first occupation of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly. That the brickwork to be used in the extension shall be laid in a Flemish bond. Reason: To safeguard the architectural and historic character and appearance of the listed building. That a detailed specification of the cheeks to the new dormers shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building.
