Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building. That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That all rainwater goods shall be constructed of cast iron. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the brickwork to be used in the extension shall be pointed using a lime-based mortar mix. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the segmental arches over the proposed new windows and doorway shall be constructed to match those over the existing windows. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the brickwork to be used in the extension shall be laid in a Flemish bond. Reason: To safeguard the architectural and historic character and appearance of the listed building. That a detailed specification of the cheeks to the new dormers shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building.
