Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That the natural stone to be used in the construction shall be laid with a traditional lime mortar mix and in a random rubble pattern with the joints finished with flush bagged pointing. Reason: To safeguard the architectural and historic character and appearance of the listed building. That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the works are commenced. Reason: To safeguard the architectural and historic character and appearance of the listed building. That, notwithstanding any indication on the approved plan, the existing fire surround shall remain in situ in accordance with a detailed scheme for the provision of a gas fire which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That details of any external vents shall be submitted to and approved in writing by the Local Planning Authority before works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building. That all new brickwork shall be constructed in accordance with a scheme approved by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building.
