Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the existing building and the North Moreton Conservation Area. That details of the brick bond to be used in the extension shall be submitted to and approved in writing prior to commencement of development. Reason: To safeguard the character and appearance of the existing building and the North Moreton Conservation Area. That the external walls above plinth level shall be painted in a colour to match the existing bulding. Reason: To safeguard the character and appearance of the existing building and the North Moreton Conservation Area. That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and external ventilation for the bathrooms has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the existing hedge along the whole of the northern boundary of the land shall be retained and properly maintained at a height of not less than 3 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings. That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Filberts as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy. That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health. That prior to the commencement of development satisfactory amendments to the window arrangement on the gable to the side elevation shall have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the existing building and the North Moreton Conservation Area.
