That at the expiration of three years from the date of this permission, the use specified in the application shall be discontinued unless a fresh application shall have been submitted to and approved by the Local Planning Authority. Reason: In order that the effect of the development upon the amenities of the neighbouring area can be assessed during this period, and that any future application can be decided on this assessment. In the event of the parking area being provided a scheme to agree the surface treatment and the boundary definition between the extended parking and the garden shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to safeguard the architectural and historic character and appearance of the listed building. That the premises shall be used only for the purposes specified in the application as a mixed tea-shop and residential use and for no other purpose whatsoever. Reason: To protect the amenities of occupants of nearby residential properties. That the tea shop use shall not be open to the public between the hours of 6.00pm and 9.00am on any day. Reason: To protect the amenities of occupants of nearby residential properties. That there shall be no tables or chairs provided for A3 use in the gardens of the site. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area, to ensure that the development is not unneighbourly and to prevent excessive traffic generation.
